Terms of Service

ARKowners (operated by ARK Local Home Services, LLC, "ARKowners," "we," "us," or "our") is a contractor matching service that connects Sarasota-area homeowners ("Homeowners") with vetted local contractors ("Contractors"). ARKowners is a matching platform — we are not a licensed contractor and do not perform home services ourselves. All work is performed by independent Contractors.

ARKowners acts as an intermediary to introduce Homeowners to qualified Contractors. By using our service, you acknowledge that:

• ARKowners is not a party to any contract between a Homeowner and a Contractor
• The Contractor is an independent professional, not an employee or agent of ARKowners
• ARKowners is not responsible for the quality, timeliness, or outcome of any work performed by a Contractor
• Any disputes regarding workmanship, pricing, or project completion are between the Homeowner and the Contractor

As a Homeowner using ARKowners, you agree to:

• Provide accurate and complete information about your project, including location, scope of work, and timeline
• Respond promptly to communications from ARKowners and the matched Contractor
• Treat Contractors with respect and provide safe access to your property
• Negotiate and agree on pricing directly with the Contractor before work begins
• Not use ARKowners to solicit services for illegal, dangerous, or fraudulent purposes
• Be at least 18 years of age or have the legal authority to authorize work on the property

ARKowners makes reasonable efforts to vet Contractors before admitting them to our network. Our vetting process includes reviewing licenses, insurance certificates, and professional references. However, we cannot guarantee:

• That a Contractor's credentials remain current after our initial verification
• The quality or outcome of any specific project
• That a Contractor will be available within any particular timeframe

We encourage Homeowners to request proof of current license and insurance directly from the Contractor before work begins, and to obtain a written estimate.

The ARKowners matching service is provided free of charge to Homeowners. ARKowners earns revenue through service fees paid by Contractors. This model ensures that Homeowners never pay to use our platform and that Contractors are incentivized to provide quality service to maintain their standing in our network.

ARKowners does not set, guarantee, or collect payment for contractor services. All pricing is negotiated directly between the Homeowner and the Contractor. We strongly recommend:

• Obtaining a written estimate before authorizing any work
• Never paying the full project cost upfront — a deposit of no more than 30% is standard for most projects
• Withholding final payment until the work is completed to your satisfaction

If you experience a problem with a matched Contractor, please contact us at [email protected]. While ARKowners is not responsible for contractor performance, we take complaints seriously and will:

• Investigate the complaint and contact the Contractor on your behalf
• Remove Contractors from our network who receive substantiated complaints
• Make reasonable efforts to connect you with an alternative Contractor if the original match is unable to complete the work

Any legal disputes arising from these Terms shall be governed by the laws of the State of Florida, with venue in Sarasota County.

To the maximum extent permitted by law, ARKowners shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform or any services performed by a matched Contractor. Our total liability to you for any claim arising from these Terms shall not exceed the amount you paid to ARKowners in the 12 months preceding the claim (which, for Homeowners, is $0 since the service is free).

All content on the ARKowners website — including text, images, logos, and design — is the property of ARK Local Home Services, LLC and may not be reproduced without written permission.

We may update these Terms from time to time. The "Last updated" date at the top of this page will reflect the most recent revision. Continued use of the platform after changes constitutes acceptance of the updated Terms. For material changes, we will notify registered members by email.
